Common Area Remodel
“On The Board”
This luxury high rise condominium is located on the Gulf of Mexico in Marco Island, Florida. The homeowner’s association had recently completed a double level lobby renovation and now were looking to renovate their lower garage level elevator lobby, fourth floor through penthouse level lobbies and associated hallways.
The design challenges included very low ceilings in the hallways and lobbies, and no natural light in the very long, narrow hallways. In the hallways a repetitive series of trimmed lightwaves were designed and bright uprights planned to light up the raised white ceiling, eliminating the feeling of low ceilings. To create scale to the long and narrow halls a repetitive rhythm of stone tile columns, wall lights, stained doors and new painted gypsum board plaster and soffit 3D frames elegantly modulate the hallways. Their consistent palette of materials; stained wood wainscoting, neutral wall coverings and paint, decorative lights and stone tile flooring with carpet inserts is expanded out into the adjacent elevator lobbies to crate a coherent and appropriately modern common area for residents and guests.
