Moorings House Addition

The homeowner’s goals for remodeling this corner property, 2,700 square foot, 3 bedroom/ 2 bath included: provide an additional bedroom suite, create an entertainment space for local opera singers to gather and rehearse, and form a private outdoor courtyard for small receptions with a raised area for singers to perform.

A new two-story addition at the southern end of the home encompasses a lower level entertainment space with wet bar and powder room that is directly accessible from the existing house’s living spaces via a new two-story foyer with a custom, modern steel and wood staircase. The staircase leads up to a second level bedroom suite with a study and walk-in closet. The footprint of the addition in tandem with the existing house creates a courtyard with a contemporary privacy wall. The raised entry platform of the addition also serves as a small stage for a singer at outdoor receptions.

The existing house structure is within a flood zone in Naples, Florida, and is below the F.E.M.A. base flood elevation which made any addition non-permissible unless within the F.E.M.A. 50% rule. To by-pass this federal restriction, the new structure is built at the required base flood elevation, and structurally separated and independent of the existing structure’s foundation, wall and roof structure.
